PREVENTIVE
MAINTENANCE
Matting
The life expectancy of carpeting can be greatly extended with
proper preventive maintenance. The use of walk-off mats is the
first defense in protecting carpeting. The value of mats and the
amount of soil and moisture captured cannot be over emphasized.
The central factor in mat selection is a mat's ability to trap
dirt, as well as its ability to absorb liquids brought in by foot
traffic.
Preventive maintenance should occur outside the building as
well. More than 75 percent of soil in any building is tracked
in. Keep sidewalks clean to reduce soil and moisture migration
into the building.
Vacuuming
An essential element of preventive maintenance of carpeting is
daily vacuuming of high traffic areas and scheduled vacuuming
of medium and low traffic areas, as well as edging.
The major tool in carpet maintenance is the vacuum cleaner.
Using the proper vacuum cleaner is important to properly clean
a carpet and to ensure satisfactory job production. The following
should be considered when purchasing vacuum cleaners:
- Ease Of Service - Bags, belts, and brushes should be easy
to replace. When major repairs are needed, a reputable dealer
should be nearby.
- Ease Of Use - Difficult to operate machines reduce productivity
because personnel simply do not like to use them.
- Filtration - A major consideration should be to improve indoor
air quality by using machines with strong suction and advanced
filtration systems. An enclosed, high efficiency particulate
air (HEPA) filter is of great importance for sensitive areas
such as computer rooms, surgical suites, and clean rooms.
- Ergonomics - Repetitive motion injuries are more commonplace
within the work force. Advanced ergonomic designs should be considered
when purchasing vacuum cleaners.
Whether you are using canister, upright, backpack, or wide-area
vacuums, ensure that your personnel are properly trained on the
use and maintenance of the machine.
SPOTTING
Preventive or daily maintenance of carpeting includes routine
removal of spots and spills. It is important to remove spills
as soon as possible to prevent staining.
Identifying carpet type should be a consideration in all carpet
cleaning. Is it synthetic or natural? Nylon is the principal fiber
used in the majority of carpet produced today. Check with your
Hillyard sales consultant for specific recommendations on products
and procedures for the type of carpet you have.
- Always check for colorfastness before applying any cleaning
solution to the carpet.
- Find an inconspicuous place to test.
- Apply the cleaning solution full strength.
- Wait at least 5 minutes.
- Check for any color change and blot with a clean white towel
to see if there is any transfer of dye.
- If the pretest shows any adverse effects, call your Hillyard
sales consultant for advice.
General spot removal procedures include these steps:
- ·Set out Wet Floor signs and take precautionary steps
by wearing disposable rubber gloves and eye protection.
- Remove excess solids by scraping or vacuuming, and liquids
by blotting with a clean, absorbent white towel. Hillyard Sorb-It®
is also excellent for absorbing spills .
- Apply the appropriate cleaning product in the order shown
on the Spot Removal Chart below.
- If the spot is unknown, apply Carpet Spotter Gel to surface
spots, or Carpet Spotter to spills.
- Agitate the spot from the outside edge to the center using
a bone scraper or other smooth edged instrument, such as a spoon.
- Blot and rinse after applying each cleaning product.
- When finished, rinse thoroughly. You cannot rinse too much,
but under-rinsing will leave residue that can cause rapid resoiling.
If available, an extractor is recommended for the rinsing process.
- Allow carpet to thoroughly dry before removing Wet Floor
signs and opening to traffic. Carpet blowers will aid in the
drying process.
Note: For removal of blood, fecal matter, urine, and other
body fluids, use the Spill Response Kit as shown on the Spot Removal
Chart.

INTERIM CLEANING
Despite regular vacuuming and spot removal, carpets eventually
become soiled. Depending on traffic and soil load, interim cleaning
may be used as often as once a week, or as infrequently as every
two months.
Bonnet Cleaning
A popular form of interim cleaning is bonnet cleaning. If done
properly, this method can enhance a carpet's appearance with surprising
results.
Bonnet cleaning is a "worker friendly" system that
offers minimal downtime, requires no special equipment, and is
economical. At the heart of the Hillyard bonnet cleaning system
is Deep Action® cleaner. It is phosphate free, has a neutral
pH, and pleasant fragrance, as well as being suitable for use
on Advanced 5th Generation Stain Resistant carpets. Another important
feature of Deep Action is that it leaves absolutely no residue.
Hillyard also offers a bonnet cleaner in the Arsenal® System.
Hillyard recommended procedures for bonnet cleaning:
- Set out Wet Floor signs, remove obstructions from the area
to be cleaned, and vacuum thoroughly.
- Mix Deep Action at a 1:6 ratio (20 oz. per gallon of water)
in a pump-up sprayer.
- Remove spots by following the Spot
Removal Chart.
- Apply the Deep Action solution to approximately 200 square
feet of carpet to be cleaned, holding the nozzle of the sprayer
at least 12" above the carpet pile.
- Allow the cleaner to dwell on the carpet for at least 5 minutes.
- Soak a Deep Action bonnet in a mop bucket filled with clean,
cool water and wring out.
- Lay the moist bonnet on the carpet that has been sprayed
and center the drive brush of a standard speed floor machine
over it.
- Work the machine and bonnet over the carpet using overlapping,
circular motions. As one side of the pad becomes dirty, flip
it over to the clean side. When both sides are soiled, rinse
it in clean water, wring out, and reuse.
- Continue to clean 200 square foot sections until all of the
assigned area is clean.
- Allow carpet to thoroughly dry before removing Wet Floor
signs and opening to traffic. Carpet blowers will aid in the
drying process.
- To prevent rust and stains when replacing furniture, use
aluminum foil or furniture leg coasters.
Light Extraction
Another popular procedure for interim cleaning today is the
use of small, self-contained, portable extractors. These units
spray a solution into the carpet pile, agitate with a cylindrical
brush, and vacuum up the soiled solution as the operator walks
backwards pulling the machine. For interim cleaning, it is recommended
to pull the extractor quickly over the carpet pile to remove primarily
surface soil and allow for faster dry time.
Hillyard recommended procedures for light extraction:
- Set out Wet Floor signs, remove obstructions from the area
to be cleaned, and vacuum thoroughly.
- Mix Hillyard Carpet Pre-Spray & Traffic Lane Cleaner
at a 1:64 ratio (2 oz. per gallon of water) in a pump-up sprayer.
Hillyard also offers a pre-spray in the Arsenal® System.
- Remove spots by following the Spot
Removal Chart.
- Apply the pre-spray solution to approximately 200 square
feet of carpet to be cleaned while holding the nozzle of the
sprayer at least 12" above the carpet pile.
- Allow the cleaner to dwell on the carpet for at least 5 minutes.
- Fill the extractor with clean, hot water, not to exceed 150
degrees.
- Plan your work so you extract the carpet away from the electrical
outlet with each pass.
- Operate the extractor by walking backwards and pulling quickly
while dispensing the hot water and picking it up with the vacuum
head.
- End each pass by pulling the machine back a few inches after
the pressure-spray switch has been released. This will ensure
that the end of the pass is well vacuumed.
- Overlap each pass to insure thorough cleaning.
- Continue to clean 200 square foot sections until all of the
assigned area is clean.
- Allow carpet to thoroughly dry before removing Wet Floor
signs and opening to traffic. Carpet blowers will aid in the
drying process.
- To prevent rust and stains when replacing furniture, use
aluminum foil or furniture leg coasters.
Note: For a healthier environment, Hillyard Carpet Sanitizer
may be used for pre-spraying and in the solution tank of the extractor.
Follow label directions.
DEEP CLEANING
Over a period of time, soil, sand, and grit become lodged at
the base of the carpet fibers and must be removed, especially
in high traffic areas. Cleaning at this stage requires aggressive
agitation, cleaners, and pressurized hot water. Deep cleaning
should be done quarterly, semiannually, or annually depending
on traffic and soil loads.
Extraction
Included in this group of carpet cleaning equipment are large,
box-style extractors. This equipment uses cleaners and hot water
under high pressure with large vacuum motors and usually some
form of power head.
Truck mounted extractors offer one of the most aggressive forms
of carpet extraction. This type of equipment heats water to the
ideal temperature and uses high pressure, cleaners, heavy duty
suction, and agitation to remove the dirt and grit. An operator
can extend hoses up to 600 feet from the equipment with minimal
loss in effectiveness.
Several companies market extractors that are self-contained
and afford all the benefits of the box-style extractor. They are
normally self-propelled and have built-in power brushes. The benefit
of this equipment is the ability to clean large areas of carpet
thoroughly in minimal time. These extractors have large holding
tanks which can allow operation for an entire shift without refilling.
Recommended procedures for deep cleaning extraction:
- Set out Wet Floor signs, remove obstructions from the area
to be cleaned, and vacuum thoroughly.
- Mix Hillyard Carpet Pre-Spray & Traffic Lane Cleaner
at a 1:32 ratio (4 oz. per gallon of water) in a pump-up sprayer.
Hillyard also offers Carpet Pre-Spray in the Arsenal® System.
- Remove spots by following the Spot
Removal Chart.
- Spray the cleaning solution to approximately 400 square feet
of carpet to be cleaned while holding the nozzle of the sprayer
at least 12" above the carpet pile.
- Allow the cleaner to dwell for at least 5 minutes.
- Mix 1 oz. of Hillyard Clean Action® II extraction cleaner
per gallon of hot water (not to exceed 150 degrees) in the solution
tank of the extractor. Hillyard also offers Clean Action II in
the Arsenal® System.
- Plan your work so you extract the carpet away from the electrical
outlet with each pass when using a self-contained or box-style
unit.
- Operate the self-contained extractor by walking backwards
and pulling very slowly while dispensing the Clean Action II
solution and picking it up with the vacuum head.
- End each pass by pulling the machine back a few inches after
the pressure-spray switch has been released. This will ensure
that the end of the pass is well vacuumed.
- Overlap each pass to ensure thorough cleaning.
- Continue to clean 400 square foot sections until all of the
assigned area is clean.
- Allow carpet to thoroughly dry before removing Wet Floor
signs and opening to traffic. Carpet blowers will aid in the
drying process.
- To prevent rust and stains when replacing furniture, use
aluminum foil or furniture leg coasters.
Note: For a healthier environment, Hillyard Carpet Sanitizer
may be used for pre-spraying and in the solution tank of the extractor.
Follow label directions.
SHAMPOOING
Carpet shampooing has been a standard deep cleaning method
for many years and remains a viable method with the advent of
Hillyard Clean Release®. It is a concentrated formula with
deep cleaning foam that is phosphate free, has a neutral pH and
a pleasant pine fragrance, and is suitable for use on Advanced
5th Generation Stain Resistant carpets.
Recommended procedures for shampooing:
- Set out Wet Floor signs, remove obstructions from the area
to be cleaned, and vacuum thoroughly.
- Shampooing with Clean Release requires a shampoo machine
or rotary shampoo system.
- Pre-spray the carpet with Hillyard Carpet Pre-Spray &
Traffic Lane Cleaner diluted at 4 oz. per gallon of water. Work
200 square foot areas until all of the assigned area is clean.
- Mix 4 oz. of Clean Release per gallon of water in the solution
tank of the machine.
- Work the rotary shampoo machine in tight overlapping circles
with the solution feed on. Turn off the solution feed and work
back over the area a second time.
- When using a shampoo machine, operate it in a back and forth
motion to ensure the Clean Release foam is adequately worked
into the carpet fiber.
After shampooing:
1) Use a wet vacuum to pick up soil and foam. Vacuum
when carpet is dry.
OR
2) Extract with Hillyard Nutra-Rinse® mixed at 4 oz. per gallon
of water.
- Due to the high foaming properties of shampoo, you should
add Hillyard Defoamer II to the recovery tank of the wet vacuum
or extractor.
- Allow carpet to thoroughly dry before removing Wet Floor
signs and opening to traffic. Carpet blowers will aid in the
drying process.
- To prevent rust and stains when replacing furniture, use
aluminum foil or furniture leg coasters.
SPECIAL HILLYARD CARPET
TREATMENTS
Hillyard offers additional carpet care products to meet special
needs. In areas where spills and spots are a problem, Soil-Stop®
will do an excellent job of retarding spots and spills and allow
for more efficient vacuuming. It can be mixed with Hillyard Clean
Action® II, Deep Action®, or water to treat new or freshly
cleaned carpet. Simply follow the label directions.
For carpeted areas containing sensitive electrical and computer
equipment, Hillyard Carpet Anti-Stat effectively stops annoying
static shock in carpets by continuously controlling electrostatic
discharge. It can be easily applied with a pump-up pressure sprayer
or hand sprayer. Note: Do not use on Advanced 5th Generation Stain
Resistant carpets.
To control odor-causing bacteria in your carpets and enhance
your building's environment, clean with Hillyard Carpet Sanitizer.
It may be used in an extractor or as a bonnet cleaner. Note: Do
not use on Advanced 5th Generation Stain Resistant carpets.
For recurring odor problems, use Hillyard Odor
Counteractant,
a water-soluble malodor eliminator. It is formulated to suppress
a wide range of objectionable odors without leaving an offensive,
masking perfume. Its economical 1:256 dilution ratio is effective
for suppressing odors from pets, urine, fecal matter, food, cooking
odors, smoke, vomit, body odors, and mildew. Odor Counteractant
is available with a Lemon or Herbal fragrance. For spray applications,
dilute at 1 oz. per quart.
Hillyard Liquid Enzyme II is an indispensable item for carpet
care. Liquid Enzyme II is a ready-to-use, live, bacterial digestant
(USDA authorized in category C1) that is a natural deodorizer
for organically produced odors such as those found in milk, urine,
and fecal matter.
Hillyard Take Down is a powerful deodorizer fortified
with enzymes that is perfect for removing odors from carpets.
Simply add one or two ounces of Take Down per gallon of cleaning
solution in a carpet extractor to remove odors and provide residual
protection. Take Down is packaged in easy-to-use quarts and is
available in cherry, green apple, and fresh and clean fragrances.
