Trilogy System I

Trilogy System I Profile:
1. Facilities with restrictive maintenance budgets. A lack of equipment and personnel leaves little time to do anything to the floors other than dust mop, spot mop, and damp mop.
2. Autoscrubbers are normally not used in these facilities.

Trilogy System I Weekly Maintenance


A major part of weekly maintenance in Trilogy System I is damp mopping or autoscrubbing, if available. Soil and traffic loads are different for every facility, and in most cases, every entrance to every building. With appearance, sanitation, safety, and protection in mind, the following minimal frequencies are recommended:


System I Damp Mop or Autoscrub

High Traffic = 3 Times Per Week   
Medium Traffic = 2 Times Per Week     
Low Traffic = 1 Time Per Month 


Damp Mopping

Tools Required:
*Dust mop
*Wet Floor signs
*Mop bucket with wringer
*Clean cotton or rayon mop with handle

Procedure:
1) Dust mop all flooring.
2) Set out Wet Floor signs.
3) Following label directions, mix cleaner in the mop bucket.
4) Soak mop in the cleaning solution and wring out.
5) Mop the floor using a figure "8" motion.
6) Change cleaning solution when it becomes cloudy with dirt.
7) Allow flooring to thoroughly dry before removing the Wet Floor signs. Air blowers will aid in the drying process.
8) Clean and store equipment properly.

 

Trilogy System I Autoscrubbing

Tools Required:
*Dust mop
*Wet Floor signs
*Autoscrubber
*Red pads
*Mop bucket with wringer
*Clean cotton or rayon mop with handle
*Hillyard Top Clean® or Super Shine-All®

Procedures:
1) Dust mop all flooring.
2) Set out Wet Floor signs.
3) Following label directions, mix cleaner in the solution tank of the autoscrubber.
4) Autoscrub all assigned flooring with a red pad using overlapping passes.
5) When one side of the pad becomes dirty, flip it to the clean side. When both sides are dirty, change to a clean pad. Place dirty pads in a trash liner for cleaning later.
6) Damp mop any trails left behind by the autoscrubber squeegee.
7) Allow flooring to dry thoroughly before removing the Wet Floor signs. Air blowers will aid in the drying process.
8) Empty and rinse the solution and recovery tanks of the scrubber before storing.

 

Trilogy System I Spray Buffing


Spray buffing with a standard speed or high speed floor machine will remove scuff marks, restore gloss, and extend the life of the floor finish.

Tools Required:
*175 rpm to 1500 rpm floor machine
*Hillyard Hil-Glo® spray buff solution
*Red pads
*White polish pad
*High-speed pads when using 1000+ rpm floor machine (Hillyard 100-D Polythermal Pad or Hillyard Beige Polythermal Pad)
*Dust mop

Procedures:
1) After the assigned flooring has been damp mopped or autoscrubbed and has dried, begin by placing a red pad under a standard speed (175 rpm) floor machine. Use a high-speed pad when using a 1000+ rpm machine.
2) When using a standard speed floor machine, spray a small section of the flooring with Hil-Glo. Immediately buff the sprayed area with the red pad until all black marks and scuffs are removed. Continue until all of the assigned flooring is spray buffed. Flip or change pads when dirty. To increase gloss, buff the entire section with a white polish pad.
3) When using a 1000+ rpm floor machine, spray four ft. wide sections the length of the flooring, not to exceed 40 ft. long sections. Immediately buff with a Hillyard 100-D Polythermal Pad or Hillyard Beige Polythermal Pad. Overlap each pass of the buffer and continue until all assigned flooring is spray buffed.
4) Dust mop all flooring after buffing.

 

Trilogy System I Deep Cleaning


By properly utilizing a deep scrub and recoat routine, stripping frequency can be greatly reduced, a more uniform level of appearance can be maintained, and overall floor care costs can be dramatically lowered. A deep scrub removes soil in the top layer of the floor finish and prevents dirt from being trapped between recoats. If the floor dulls quickly after spray buffing or high speed buffing, it is normally a symptom of thinning and/or soiled floor finish. This condition requires a deep scrub and recoat.

Tools Required:
*Dust mop
*Wet Floor signs
*175 rpm floor machine with pad holder
*Wet vacuum
*Blue or green scrub pads
*2 mop buckets with wringers
*2 clean cotton or rayon mops with handles
*Hillyard Assurance® or Arsenal® Heavy Duty Floor Cleaner.

Procedures:
1) Dust mop all flooring.
2) Set out Wet Floor signs.
3) Following label directions, mix cleaner in mop bucket.
4) Apply a generous amount of the cleaner solution to approximately a 10 ft. by 20 ft. area. Allow the cleaning solution to dwell for 3 to 5 minutes.
5) Scrub floor with a blue or green pad.
6) Pick up the scrub solution with a wet vacuum.
7) Damp mop rinse the floor with clean water. Change the rinse water as soon as it becomes cloudy.
8) Continue with each section until all assigned flooring is scrubbed and rinsed.
9) Allow flooring to dry before applying finish. Air blowers will aid in the drying process.
10) Clean equipment and store properly.

 

Trilogy System I Stripping


Stripping is a measure of last resort and should be performed only when a deep scrub and recoat will not restore a finish to the desired level of appearance. Yellowing, embedded dirt, and irreparable damage to the finish are conditions that require stripping. New flooring should be stripped to remove factory-applied coatings.

Tools Required:
*Dust mop
*Putty knife or floor scraper
*Wet Floor signs
*175 rpm floor machine with pad holder
*Wet vacuum
*Black strip pads
*Doodle bug with scrub pad
*3 mop buckets with wringers
*3 clean cotton or rayon mops with handles
*Hillyard Strip-All® or Devastator®
*Hillyard Nutra-Rinse®

Procedures:
1) Dust mop all flooring.
2) Remove gum and stickers with putty knife or floor scraper and set out Wet Floor signs.
3) Mix stripper in a mop bucket by following label directions and apply a generous amount of the stripper solution to approximately a 10 ft. by 20 ft. area. Allow to dwell for five to 10 minutes.
4) Scrub the floor with the black pad.  Scrub edges and corners with doodle bug.
5) Pick up scrub solution with a wet vacuum.
6) Mix four oz. of Nutra-Rinse per gallon of water in a mop bucket and apply a heavy amount to the scrubbed area. Allow to dwell for a few minutes.
7) Pick up the Nutra-Rinse solution with a wet vacuum.
8) Continue with each section until all assigned flooring is scrubbed and heavy rinsed.
9) Damp mop rinse all stripped flooring with clean water twice. Change the rinse water if it becomes cloudy.
10) Allow flooring to dry before applying finish. Air blowers will aid in the drying process.
11) Inspect the floor for complete removal of old finish. Strip again, if necessary.

NOTE: It is recommended that you wear slip-resistant stripping booties over street shoes when stripping the floor.

 

Trilogy System I Sealing And Finishing


The purpose of a floor sealer is to provide a foundation for the floor finish. The seal fills the pores of older, worn floors while providing a smoother surface for the finish to adhere to. The smoother the surface, the more the finish will shine. The sealer will also enhance the natural color and beauty of the flooring.

Applying Seal

Tools Required:
*Wet Floor signs
*Clean mop bucket with wringer
*Clean rayon mop with handle
*Clear trash liner
*Hillyard Hil-Tex®+ or Seal 341®. If staining is a problem, Strong Guard® stain-resistant seal should be considered.

Procedures:
1) Set out Wet Floor signs.
2) Line mop bucket with clear trash liner.
3) Pour seal into the lined mop bucket and soak the mop in the seal. Wring the mop out lightly to the point it is well saturated, but not dripping.
4) Apply one or two even coats to all stripped flooring with a minimum of 30 minutes between coats. Be sure to replenish the mop with seal when the mop begins to drag on the floor.
5) Allow the last coat of seal to dry one hour before applying floor finish.

Applying Finish

Hillyard Trilogy System I specifies Top Shape®, an 18% solids finish, and Explorer®, a 22% solids finish. Both of these finishes have been formulated to provide high gloss, and scuff and black heel mark resistance, as well as the durability needed to perform under minimal maintenance conditions. The tool requirements and application procedures are the same for applying finish as they are for applying seal (see photos a, b, c, and tools listed above). As always, follow label directions. Minimum number of coats recommended after stripping: If applying over seal, five coats of an 18% or four coats of a 22%. If using finish only, seven coats of an 18% or six coats of a 22%. For scrub and recoat applications, it is recommended that two coats of finish be applied. Allow a minimum of two hours dry time before opening the floor to traffic. Do not direct air blowers or fans directly at the finish. Air blowers or fans are only recommended for exhausting air from a room, especially during periods of high humidity.



Trilogy System II

Profile:
1. Facilities desiring a high level of appearance.
2. Some automation exists, including autoscrubbers and burnishers (electric or battery).
3. There is sufficient cleaning staff available to burnish the floors at least once per week.

1) After the assigned flooring has been autoscrubbed and dried, burnish with a Hillyard 100-D Polythermal Pad or Hillyard Beige Polythermal Pad using overlapping passes.
2) Dust mop all flooring when finished.

Trilogy System II Gloss Restoration

In Trilogy System II, gloss restoration is accomplished during one of the scheduled burnishings with the use of Hillyard Restorer. Restorer has been formulated to clean away scuffs and black heel marks, and restore the gloss in one operation. It may be mopped onto the floor or dispensed and applied through an autoscrubber.

Mop-On Application

Tools Required:

*Clean rayon mop with handle

Procedures:
Before mop-on restoration, always ensure that the floor is clean. Dust mop and damp mop, or autoscrub, the floor first.
1) Set out Wet Floor signs.
2) Dilute one part Restorer to four parts water (one quart to one gallon of water) in the mop bucket.
3) Soak mop in the Restorer solution and wring out.
4) Mop on a uniform, thin coat of Restorer to all assigned flooring, and allow to dry to the touch.
5) Burnish with a Hillyard 100-D Polythermal Pad or Hillyard Beige Polythermal Pad.
6) Dust mop all flooring after burnishing.
7) Clean and store equipment properly.

Autoscrubber Application

Procedures:
1) Dust mop all flooring.
2) Dilute four oz. of Restorer per gallon of water in the solution tank of the autoscrubber.
3) Autoscrub all assigned flooring with a red pad using overlapping passes.
4) Flip or change pads when dirty. Place dirty pads in a trash liner for cleaning later.
5) Allow flooring to dry and burnish with a Hillyard 100-D Polythermal Pad or Hillyard Beige Polythermal Pad under an electric or battery powered floor machine.

9) Autoscrub flooring to be stripped using a black pad with heavy pad pressure. Run the first pass with the squeegee down, the vacuum turned on, and the solution tank off.
10) Run a second pass over the scrubbed flooring with all systems turned on while dispensing Nutra-Rinse solution.
11) Continue with each section until all assigned flooring is scrubbed and heavy rinsed.
12) Damp mop rinse all stripped flooring twice with clean water. Change the rinse water if it becomes cloudy.
13) Allow the flooring to dry before applying finish. Air blowers will aid in the drying process.
14) Inspect the floor for complete removal of old finish. If necessary, strip again.

Trilogy System III Ultra High-Speed Burnishing

Trilogy System III specifies ultra-high speed burnishing floors three to seven times a week.

Tools Required:
*Burnisher (battery or propane)
*Hillyard Blue Lustre Burnishing Pad
*Dust mop

Procedures:
1) After the assigned flooring has been autoscrubbed and dried, burnish with a Hillyard Luster Lite Burnishing Pad using overlapping passes.
2) Dust mop all flooring when finished.

 

Trilogy System III Gloss Restoration

In Trilogy System III, gloss restoration is accomplished during one of the scheduled burnishings with the use of Hillyard Restorer. Restorer has been formulated to clean away scuffs and black heel marks, and restore the gloss in one operation. It may be mopped onto the floor or dispensed and applied through an autoscrubber.

Mop-On Application

Tools Required:
*Wet Floor signs
*Mop bucket with wringer
*Clean rayon mop with handle
*Hillyard Restorer
*Dust mop

Procedures:
Before mop-on restoration, always ensure that the floor is clean. Dust mop and damp mop or autoscrub the floor first.
1) Set out Wet Floor signs.
2) Dilute one part Restorer to four parts water (1 quart to 1 gallon of water) in the mop bucket.
3) Soak mop in the Restorer solution and wring out.
4) Mop on a uniform, thin coat of Restorer to all assigned flooring, and allow to dry to the touch.
5) Burnish with a Hillyard Blue Lustre Burnishing Pad under a battery or propane floor machine.
6) Dust mop all flooring after burnishing.
7) Clean and store equipment properly.

Autoscrubber Application

Procedures:
1) Dust mop all flooring.
2) Dilute four oz. of Restorer per gallon of water in the solution tank of the autoscrubber.
3) Autoscrub all assigned flooring with a scrub pad using overlapping passes.
4) Flip or change pads when dirty. Place dirty pads in a trash liner for cleaning later.
5) Allow flooring to dry and burnish with a Hillyard Luster Lite Burnishing Pad under a battery or propane floor machine.

Trilogy System III Deep Cleaning

By properly utilizing a deep scrub and recoat routine, stripping frequency can be greatly reduced, a more uniform level of appearance can be maintained, and overall floor care costs can be dramatically lowered. A deep scrub removes soil in the top layer of the floor finish and prevents dirt from being trapped between coats. If the floor dulls quickly after burnishing, it is normally a symptom of thinning and/or soiled floor finish. This condition requires a deep scrub and recoat.

Scrub & Recoat

Tools Required:
*Dust mop
*Wet Floor signs
*Autoscrubber with pad holder
*Blue or green scrub pads
*Doodle bug with scrub pad
*Mop bucket with wringer
*Clean cotton or rayon mop with handle
*Hillyard Assurance® or Arsenal® Heavy Duty Floor Cleaner

Procedures:
1) Dust mop all flooring.
2) Set out Wet Floor signs.
3) Following label directions, mix cleaner in the solution tank of the autoscrubber.
4) Autoscrub floor with the blue or green pad using heavy pad pressure.
5) Scrub floor edges and corners with the doodle bug equipped with a scrubbing pad.
6) Damp mop rinse the floor with clean water. Change water if it becomes cloudy.
7) Continue with each section until all assigned flooring is scrubbed and rinsed.
8) Allow flooring to dry before applying finish. Air blowers will aid in the drying process.

Trilogy System III Stripping

Stripping is a measure of last resort and should be performed only when a deep scrub and recoat will not restore a finish to the desired level of appearance. Yellowing, embedded dirt, and irreparable damage to the finish are conditions that require stripping. New flooring should also be stripped to remove factory-applied coatings.

Tools Required:
*Dust mop
*Putty knife or floor scraper
*Wet Floor signs
*Autoscrubber with pad holder
*Black strip pads
*Doodle bug with scrub pad
*Floor squeegee
*Two mop buckets with wringers
*Clean cotton or rayon mop with handle
*Hillyard Devastator® stripper
*Hillyard Nutra-Rinse®

Procedures:
1) Dust mop all flooring.
2) Remove gum and stickers with putty knife or floor scraper.
3) Set out Wet Floor signs.
4) Following label directions, mix stripper in a mop bucket.
5) Mix four oz. of Nutra-Rinse per gal. of water in an autoscrubber.
6) Apply a generous amount of the stripper solution to a 10 ft. by 20 ft. area. Allow to dwell for five to 10 minutes.
7) Scrub edges and corners with the doodle bug.
8) Squeegee scrub solution away from edges and corners.
9) Autoscrub flooring to be stripped using a black pad with heavy pad pressure. Run the first pass with the squeegee down, the vacuum turned on, and the solution tank off.
10) Run a second pass over the scrubbed flooring with all systems turned on while dispensing Nutra-Rinse solution.
11) If using a propane stripping machine, strip the entire floor. Do not allow the stripping solution to dry on the floor. Pick up the solution with an autoscrubber while dispensing Nutra-Rinse.
12) After the entire floor has been stripped and Nutra-Rinsed, damp mop rinse twice with clean water.
13) Allow flooring to dry before applying finish. Air blowers will aid in the drying process.
14) Inspect the floor for complete removal of old finish. If necessary, strip again.

NOTE: It is recommended that you wear slip-resistant stripping booties over street shoes when stripping the floor.

Trilogy System III Sealing And Finishing

The purpose of a floor sealer is to provide a foundation for the floor finish. The sealer fills the pores of older, worn floors while providing a smoother surface for the finish to adhere to. The smoother the surface, the more the finish will shine. The sealer will also enhance the natural color and beauty of the flooring.

Applying Seal

Tools Required:
*Wet Floor signs
*Clean mop bucket with wringer
*Clean rayon mop with handle
*Clear trash liner
*Hillyard Hil-Tex®+ or Seal 341®. If staining is a problem, Strong Guard® stain-resistant seal should be considered.

Procedures:
1) Set out Wet Floor signs.
2) Line mop bucket with clear trash liner.
3) Pour seal into the lined mop bucket and soak the mop in the seal. Wring the mop out lightly to the point it is well saturated, but not dripping.
4) Apply one or two even coats to all stripped flooring with a minimum of 30 minutes between coats. Be sure to replenish the mop with seal when the mop begins to drag on the floor.
5) Allow the last coat of seal to dry one hour before applying floor finish.

Applying Finish

Hillyard Trilogy System III specifies Resilience®. Resilience offers the unsurpassed benefits of gloss and repairability. It is exceptional in responding to daily autoscrubbing and ultra-high speed burnishing (1500-2000+ rpm, battery or propane burnishers).
The tool requirements and application procedures are the same for applying finish as they are for applying seal (see photos a, b, c, and tools listed above). As always, follow label directions. The minimum number of coats recommended after stripping: If applying over seal, five coats. If using finish only, seven coats. For scrub and recoat applications, two coats of finish should be applied. Allow a minimum of two hours dry time before opening the floor to traffic. Do not direct air blowers or fans directly at the finish. Air blowers or fans are only recommended for exhausting air from a room, especially during periods of high humidity.


Trilogy Systems Preventive Maintenance

No matter which Trilogy System you use, the objective is to maintain the desired level of appearance and adequate protection for the flooring while providing a safe surface under foot. This requires scheduled, daily preventive maintenance.

Matting

The durability and gloss retention of seals and finishes used on resilient floors can be greatly extended with proper preventive maintenance. The use of walk-off mats is the first defense. The value of mats and the amount of soil and moisture captured cannot be over-emphasized. The central factor in mat selection is a mat's ability to trap dirt, as well as its ability to absorb liquids brought in by foot traffic. Preventive maintenance should occur outside the building as well. More than 75% of soil in any building is tracked in. Keep sidewalks clean to reduce soil and moisture migration into the building.

Dust Mopping

An essential element of preventive maintenance of resilient flooring is daily dust mopping, especially in high traffic areas.
The least expensive, but most important, tool in floor care is the dust mop. Daily dust mopping with a Super Hil-Tone® treated mop will remove dirt and grit that acts like sandpaper underfoot in wearing away finishes and seals. Treat the dust mop by following the directions on the Super Hil-Tone label. Never treat a dust mop and immediately use it. It should always be hung overnight with the wicks down so the dressing can penetrate evenly throughout the wicks. Always brush out or vacuum the mop after daily use and retreat for use the next day.

Spot Mopping

Preventive or daily maintenance of resilient flooring includes routine removal of spots and spills*. It is important to remove spills as soon as possible to prevent slips and falls.

Tools Required:
*Wet Floor signs
*Mop bucket with wringer
*Clean cotton or rayon mop with handle
*Hillyard Super Shine-All® or Top Clean®

Procedures:
1) Set out Wet Floor signs.
2) Following label directions, mix cleaner in mop bucket (a).
3) Soak mop in the cleaning solution and wring out.
4) Mop the floor area while absorbing the spill (b).
5) Re-soak mop in the cleaning solution and wring out.
6) Mop the area a second time.
7) Allow flooring to thoroughly dry before removing the Wet Floor signs. Air blowers will aid in the drying process.
8) Return equipment to the custodial closet, clean, and store properly.

* For removal of blood, fecal matter, urine, and other potentially infectious materials as outlined in OSHA Regulation 29 CFR 1910.1030, use the Hillyard Spill Response Kit.

Gum And Sticker Removal

Tools required:
*Floor scraper or putty knife
*Hillyard Liquid Gum-Go®

Procedures:
1) Use floor scraper or putty knife to remove gum or stickers from floor.
2) For difficult-to-remove gum, as well as removal of stickers and tape adhesive, use Hillyard Liquid Gum-Go.
